
Tadcaster Road and the closes behind it
Tadcaster Road is the spine of Dringhouses, with the Fox and Roman and Cross Keys pubs, the library, a row of shops and the Church of St Edward the Confessor. Behind it lie closes such as Slingsby Grove, Hunters Way, Royal Chase, The Horseshoe, Dante Way and Aintree Court, several named after racing, a nod to York Racecourse on the Knavesmire next door.
The Dringhouses & Woodthorpe ward is large, with 5,115 households at the 2021 Census. 48% lived in semis and 30% in detached houses, with 11% in terraces and 11% in flats. 78% of homes were owner-occupied and 34% of households had two or more vehicles.
Around Slingsby Grove and Tadcaster Road (LSOA York 021A) the numbers are higher still. Of 919 households, 36% were detached and 50% semi-detached. 86% owned their home, 43% had two or more cars or vans and just 10% had none.
So Dringhouses projects tend to be about upgrading rather than fitting a car in:
- Replacing a tired drive with resin or block paving that suits the house.
- Making room for a third car or a motorhome alongside the house.
- Adding gates or pillars, with enough space to pull in clear of the road.
- Resurfacing a shared drive with neighbours, splitting the cost.

Gravelly clay under the south-west of York
The British Geological Survey's detailed map puts central Dringhouses on the York Moraine, described here as gravelly clayey sand, over Sherwood Sandstone. Its broader survey shows clay-rich lake deposits close by. In practice ground varies from plot to plot: some gardens drain well and others are heavy clay.
A trial dig at the start of the job shows which you have. On clay, a deeper sub-base and an outlet for water matter. On sandier ground, a permeable surface can drain straight down.
The Environment Agency's flood map shows 8 Flood Zone 2 and 5 Flood Zone 3 areas within 400 metres of the centre. Check your address. Most homes on the higher ground by Tadcaster Road are well above them.
The conservation area, listed villas and the gate rule
Tadcaster Road conservation area. Designated in 1975, it follows the main road and takes in many of its larger houses. Listed buildings nearby include the Grade I Goddards with its gateway, terrace and loggia, the Grade II* No. 25 with its carriage entrance, Aldersyde, Moorlyn, the Cross Keys Hotel, the church and old milestones. If you live in the conservation area, ask City of York Council's planning team before changing front walls or entrances.
Gates on Tadcaster Road. Tadcaster Road is the A1036. City of York Council expects gates on A, B and C roads to be set back at least 6 metres, so a car can leave the road before the gates open.
Planning elsewhere. A permeable new drive on a house, or one draining to the garden, is permitted development. Impermeable paving over five square metres draining to the road needs planning permission.

Prices for a Dringhouses drive
Two-car drives on Dringhouses semis are often 30 to 35m², and detached plots can be 50m² or more. At Checkatrade's April 2026 UK averages:
